Luxury residential living steps from the sand of Surfers Paradise

There’s beachfront, and then there’s Royale Gold Coast — a residential address positioned directly on absolute beachfront, delivering uninterrupted access to sand, sun and surf.
“This ultra-luxury residential development on Northcliffe Terrace is as close as you can get to the beach,” says Adrian Parsons, Managing Director of TOTAL Property Group. “There are no roads to cross; simply sand, sun and surf.”
Designed by DKO Architecture, the sculptural 38-level tower comprises 104 residences, including two penthouses that sold for over $19 million each, setting a record for off-the-plan apartment sales in Surfers Paradise — further evidence of the suburb’s rising prestige.
Royale Gold Coast is nearing completion, with doors set to open in Q1 2026. The development reflects a new wave of luxury residential living designed for buyers seeking generously sized beachfront homes, as well as those with residences in other cities looking for an idyllic home-away-from-home.
Only 15 three- to four-bedroom residences remain, ranging from 210 to 351 square metres.
Elevated coastal living
With an elliptical form inspired by the curves of the pandanus palm, Royale Gold Coast has been designed to ensure every residence enjoys a north-east aspect.
Many residences feature expansive loggias exceeding 50 square metres, offering sweeping ocean views while remaining protected from prevailing south-easterly winds.
Interiors by MIM Design showcase a refined coastal palette, featuring European oak flooring, New Zealand wool carpet, marble and natural stone finishes reflective of the surrounding coastline.
Kitchens are open-plan and equipped with premium appliances. Full-floor penthouses, half-floor residences and beach homes include Wolf ovens, Sub-Zero fridge-freezers and V-Zug washing machines and dryers, while three-bedroom residences feature V-Zug and Liebherr appliances.
Each bedroom includes a private ensuite, with the main suite elevated by a generous walk-in wardrobe, sculptural freestanding bath and refined double vanities — as demonstrated in Royale Gold Coast’s beachfront display apartment. The design focuses on proportion, spatial planning and finishes that support both everyday living and entertaining.
Sunrise to sunset luxury
A typical day at Royale Gold Coast may begin with a sunrise walk along the beach or an ocean swim, followed by coffee at ground-floor Café Royale.
Evenings can be spent at Club Royale — a Level 1 residents-only entertaining space featuring a marble bar, indoor and outdoor lounges with 180-degree ocean views, an executive lounge, formal dining room, teppanyaki bar, chef’s kitchen and private wine and whisky lockers.
Custom furniture curated by MIM Design features throughout the resident spaces.
During the day, residents can relax beside one of two lagoon-inspired pools — an ocean-front north-east facing pool, and a north-west facing pool capturing afternoon sun. The outdoor amenity also includes dining areas, barbecue facilities, surfboard storage and a dedicated waxing station.
Wellness facilities include a 110-square-metre gym, plus a wellness centre with spa, sauna, steam room, cold plunge and yoga/Pilates terrace.
A dedicated concierge and after-hours security further enhance the resort-style living experience.
Construction is expected to complete in the first quarter of 2026.
